If you have a rental property in the Auckland area then you’ll know how much work they can be – advertising for tenants, vetting applicants, carrying out background checks, conducting open homes, collecting rent and managing maintenance issues can be extremely time consuming.

Our property management service takes the headache out of renting your property. We use our local knowledge, professional expertise and extensive network of tradespeople to minimise the cost and solve the problems associated with renting your property. Our dedicated property management specialists have many years of experience in the rental market and bring plenty of energy and enthusiasm in taking care of all your property management requirements. We can provide either a complete property management service or just find you a tenant for your property and leave you to take care of the rest.

Our property management service includes the following:

  • Advertising your property: we will actively market your property for rent on TradeMe and on our own website. We can also display a 'for rent' sign at your property and will advertise your property in our office window display. We also have a network of prospective tenants looking for rental properties.
  • Selecting suitable tenants: we will show prospective tenants your property and provide you with feedback. Prospective tenants are required to complete our online tenancy application form which includes details such as referees and employment history.
  • Residential Tenancy Agreement and Bond lodgement: once we find you a suitable tenant we will prepare and arrange signing of the Residential Tenancy Agreement ensuring that your interests are protected. We will also lodge the bond with the Department of Building and Housing who will hold the bond until the end of the tenancy.
  • Property inspections: we will undertake a thorough inspection of your property prior to commencement of the tenancy and provide you with a detailed report confirming any maintenance issues. We will then undertake quarterly inspections and provide you with updates. A final inspection will be carried out at the end of the tenancy to ensure that your property is left in a clean and tidy condition (subject to fair wear and tear).
  • Rent collection/payment and revisions in line with current market rents: all rent payments are made to our trust account and the payments to you can be made either fortnightly or monthly. We also regularly monitor the rent received with the market rent to ensure that your investment is providing an appropriate return.
  • Payment of rates and insurance: we can also arrange payment of your outgoings such as Auckland Council rates, water rates and insurance.
  • Monthly statements: we will provide you by email or post with a detailed and itemised monthly statement showing all rent payments received and outgoings paid on your behalf.
  • Arranging repairs and maintenance: we have an extensive network of qualified tradespeople with competitive rates who we trust and can undertake any repairs or maintenance in a timely manner.
  • Compliance with legislation: we keep up to date with all relevant legislation including the Residential Tenancies Act 1986 to ensure that you comply with all applicable legislation when we act on your behalf.
  • Dispute resolution: we can attend the Tenancy Tribunal on your behalf if any issue arises.
